AJG Studentlets is the student accommodation brand operated by AJG Studentlets, a registered partnership trading from 25 Alderbrook Road, Solihull, B91 1NN. AJG Studentlets manages and operates purpose-built student accommodations (“PBSA”) in line with the highest standards of compliance, comfort, and student-focused care.

AJG Studentlets gives notice that all content provided on its website and marketing materials is for general guidance only and does not form any part of a formal offer or contract. All descriptions, statements, and particulars provided are given without responsibility as to their accuracy, and any prospective Occupiers, parents, guarantors, or other persons should not and are not entitled to rely upon them as statements of fact. Prospective Occupiers are expected to satisfy themselves through inspection or inquiry as to the correctness of any given detail.

AJG Studentlets does not owe any duty of care to any prospective Occupier or third party in respect of the content of its marketing literature or website. No employee or agent of AJG Studentlets is authorised to make any representation or warranty in relation to the accommodation unless expressly confirmed in writing.

AJG Studentlets is committed to protecting the privacy and personal data of its applicants, Occupiers, guarantors, and visitors. Our Privacy Policy forms an integral part of our Website Terms of Use and is subject to the terms contained therein, including any limitations of liability and governing law.

We strongly recommend that you read our Privacy Policy carefully before submitting or sharing any personal data via our website, booking platform, email, or any third-party services we use (including but not limited to Lavanda and Stripe). By continuing to use our services, you agree to the handling of your data as set out in our Privacy Policy.

Application Screening

In proceeding with this application, you give AJG Studentlets (a partnership operating from 25 Alderbrook Road, Solihull, B91 1NN) and Southgate, 2 Bournbrook Road, Birmingham, B29 7BH, express consent to conduct eligibility and compliance checks. These may include but are not limited to:

• Full-time student status verification,

• Identity confirmation,

• Council Tax exemption status, and

• Any other checks deemed necessary under applicable legislation or AJG’s internal policies.

You may be asked to provide a photo ID, a valid Council Tax Exemption Certificate, proof of full-time enrolment, or other supporting documents. Failure to comply with these requirements may result in your booking being declined or cancelled.

BOOKING TERMS

Booking Process and Advance Tariff Payment

To secure a Room, you must pay a non-refundable Advance Tariff Payment of £250 at the time of booking. This amount will be credited toward your first instalment of the License Tariff. This Advance Tariff Payment will not apply if:

• You opt to pay the full License Tariff upfront; or

• You make your booking after the due date of the first instalment.

Payments may be made via bank transfer, Stripe, or any other method approved by AJG Studentlets. Stripe payments are subject to a processing fee of 1.6% for domestic transactions and 3.25% for international transactions, which are non-refundable and must be borne by the Occupier.

Formation of the Residential License Agreement

Your License Agreement will only come into effect, and your right to occupy the Room will only commence, once:

• The first instalment of the License Tariff has been received by AJG Studentlets in cleared funds; and

• The Residential License Agreement has been signed by you and (unless waived) your Guarantor.

Once executed, you will be bound by all terms of the License Agreement, which is governed by the laws of England and Wales.

You will receive a copy of the License Agreement, including the applicable License Letter and Terms & Conditions, for review and acceptance. You are strongly encouraged to seek independent legal advice before entering into the Agreement.

CANCELLATION POLICY

Cooling-Off Period

You may cancel your booking without penalty by giving written notice to [email protected]

• Within 7 days of booking confirmation, if your booking is made more than 19 weeks before the License Start Date; or

• Within 48 hours of booking confirmation, your booking is made less than 19 weeks before the License Start Date.

If valid notice is received within this cooling-off period, all sums paid will be refunded in full, including the Advance Tariff Payment, excluding any Stripe or bank transaction charges.

Cancellation After Cooling-Off Period

If you cancel your booking after the expiry of the cooling-off period and prior to the License Start Date, you will remain liable for the full License Tariff unless:

• You identify a Replacement Occupier who is a full-time student,

• The replacement is approved by AJG Studentlets, and

• All outstanding amounts owed by you are paid in full.

A £50 administration fee will apply for any approved replacement. Promotional discounts applied to your original booking will be forfeited and refund calculations will be based on the standard Tariff. If an agent is used to find a replacement, you will be liable for their fee.

Requests for replacement Occupiers received after 1 June will not be considered under any circumstances.

Special Cancellations

You may cancel your booking and receive a full refund (excluding Stripe and bank processing fees) if you meet the following criteria:

• Your UK visa application is refused (notice must be served within 3 days of receiving the refusal); or

• Your university application is unsuccessful, resulting in loss of full-time student status (notice must be served within 3 days of receiving your results).

You must notify AJG Studentlets in writing at [email protected] and provide satisfactory supporting evidence. Cancellation requests made without proper evidence will be declined.

Failure to Complete Booking Steps

If you fail to complete the required booking steps — including payment of the Advance Tariff Payment or first instalment and signing of the License Agreement — within the applicable timeframe (including during the cooling-off period), your booking may be cancelled, and your Room may be re-listed without further notice.

After License Commencement

Once your License Period has commenced, you are contractually bound for the full duration of the term. Early departure does not absolve you from liability unless a Replacement Occupier is found and approved under the terms described above. AJG Studentlets is under no obligation to assist in sourcing a replacement.

Any decision to release you from your License Agreement for reasons not falling within the defined Cancellation criteria shall be made entirely at the discretion of AJG Studentlets and considered on a case-by-case basis. AJG Studentlets is under no obligation to grant such a release and reserves the right to impose reasonable conditions or fees where such discretion is exercised.

Residential License Agreement

You will receive a copy of your Residential License Agreement, including your License Letter and Terms & Conditions, for review and acceptance via email

The License Agreement will only take effect, and your right to occupy the Room will only commence, once:

a) The first instalment of the License Tariff has been received by AJG Studentlets in clearfunds; and

b) The License Agreement has been signed by you and, unless expressly waived by the Licensor, by your nominated Guarantor.

Until both conditions are satisfied, AJG Studentlets shall be under no obligation to reserve or make the Room available to you
